Hail Damage to Shingles

Often, it can be difficult to determine whether or not a shingle roof needs to be replaced after a hail storm. With the different guidelines of various insurance companies, the subjectivity of assessment by a variety of individuals with vastly different backgrounds and experience levels, we occasionally run into issues where, as roofers, we work as mediators between a homeowner and their insurance company. We always do our best to give homeowners our honest assessment of what occurred to their roof during a storm, and we document this assessment with notes and photographs when possible. Many times, clients have experienced damage during a storm and an insurance company feels the damage is not excessive and is not willing to replace a roof. Sometimes, damage may have occurred but not be readily evident. There are several ways homeowners can help make this determination for themselves.
Possibly the easiest way to determine damage, is to look in your gutters and around the ground around the base of your home. If you see a large amount of granules (the multi-colored topping on a shingle), your shingles have been damaged. The question remains if the damage warrants re-roofing your home. Ideally, this would always be a call that each homeowner made for themselves, but the complexities of insurance claims, timelines, and good ole’ Mother Nature don’t always cooperate. Granules are not there solely for appearance; they also protect the asphalt base from harmful UV rays, and therefore, premature product degradation. It does not take a massive hail storm with baseball size hail to dislodge a lot of the roof’s protective granules. Often, the hail damage to your roof is not immediately visible and when this is the case, we would warn against immediately running to the phone to tell insurance company that your roof is damaged. Damage that is not readily visible can easily turn into an unpleasant confrontation between a person and their insurance company.
When your roof experiences a moderate hail storm but no damage is immediately visible, we find it best to note the date and time of the storm, and do some quick and immediate documentation. Take photos of the hail if possible (use rulers, quarters, balls, etc. to lend proportion). After the roof is dry and safe, (some Texas roofs are never safe), document your shingles, and the collateral damage to gutters, venting, and other roofing hardware. Take photos of other damaged property like your car or chips off painting or fences. Have a professional (and insured) roofer look at your roof to determine the extent of the damage and ask them to do some documentation as well.
In these “borderline” cases, it is best to at least notify your insurance company that you didn’t observe any damage on your roof, but that doesn’t mean it isn’t there. If you have it in you, document every rain storm afterward the storm (date and amount of rain) and take pictures of granules that have come off the roof. You might be amazed at the amount of granules that can accumulate in your gutters. If enough granules were knocked loose during the storm, the sun will bake out the volatile compounds that make the shingles pliable and help adhere to the surface granules. The exposed asphalt will deteriorate and more granules will come loose. In a few months and after a few rains and a lot of daily temperature cycles, the damage should be more apparent. If your roof looks much worse after about 4 to 6 months, it may be time to take this information to your insurance agent and tell them you need a new roof.

Haill Damage Left Unrepaired

Other times, hail storms produce immediate visible damage, but the damage is fairly sporadic and sparse on the roof. In this case what we do to determine the extent of the damage is fairly simple. We take a 10ft by 10ft section of each directional portion of your roof as sample squares and mark the hail impacts inside the box. The hardest part of the process is determining what actually indicates a hail impact. This is a rather subjective call on the part of whoever is doing the looking. Most insurance companies’ guidelines have become more stringent over the past few years with counted hail impacts constituting only shingles that have been dented all the way through the back of the shingle. If you are in doubt of what you are looking at, call a professional.

With this new information, you can then call your insurance company to ask how many impacts per square constitute a roof replacement claim. Then you’ll know whether or not you should be getting a new roof. The number of impacts per square varies widely between insurance companies, but the number or qualifications always appear to be increasing. Ideally, you would be armed with this information before a hail storm occurs, and have it filed with your insurance papers.
