Roofing Maintenance

Just like anything else you want to keep in good shape—whether it is your car, your lawn, or your body—your roof requires a little maintenance to remain at peak performance.  Fortunately, your roof does not have as many moving parts as your car and does not need to be mowed as often as your lawn. A little roofing maintenance goes a long way. Here are a few tips that will help extend the life of your roof and possibly contribute to the beauty of your home as well.

  1. Always keep your roof free of debris.
Debris tends to retain water and will hasten the deterioration of your roof. The same principle applies to gutters as well. All roof and gutters need to drain freely.
  2. Check your roof for moss and algae.
Moss and algae tend to grow in moist and shady areas on your roof. Install zinc or lead control strips to help reduce this risk.
  3. Check all flashing.
Flashing includes plumbing vent jacks as well. The cheap, 3-in-1 types are notorious for cracking and leaking. Make certain all penetrations and necessary joints are properly caulked. Remove and re-caulk all cracked or loose caulk.
  4. Check for loose or damaged shingles.
Replace—or have your roofer at Caliber Roofing replace—damaged shingles. Use roofing cement to secure loose tabs. Simply apply a little cement at each corner for best results. Always replace any damaged shingles.
  5. Trim back overhanging branches when possible.
  6. Inspect metal valleys for rust.
Sometimes, you might need to remove rust and paint as well.
